PIDC transformed the 23,000 sf, single-story former Kendall Confectionery facility into a lab/office spec suite. Originally designed for two-tenants, PIDC helped seamlessly pivot to a single tenant end-user design mid-construction. Core and Shell infrastructure improvements included all new utilities, in which PIDC worked with Eversource to implement a new 1000A electrical service. A new, pre-packaged mechanical penthouse was installed, housing boilers, pumps, and other critical components. The penthouse, make-up air, exhaust, and chiller equipment all sit on new rooftop steel dunnage that required upsizing of existing structural footings. The exterior envelope scope included masonry restoration and the installation of historical reproduction windows, transforming the old warehouse into a bright working environment. The site was finished off with an all-new landscaping package.
