Torus Biosystems

Originally beginning as a spec suite, PIDC started work at Torus-Cabot mid-October 2021. After work began, Torus signed onto the project, making design changes that ultimately culminated in a 19,000 sf space of open office areas, laboratory spaces, conference rooms, and informal meeting spaces. To enable the space mechanically, PIDC installed a new 15,000 CFM Daikin Applied Air Handling Unit and a new Plasticair Exhaust Air Handling Unit, both of which were rigged and set to the roof. Additionally, PIDC relocated a 400-ton York Chiller from one TDC’s other buildings using a large crane set up in the parking lot and a rig out of an old, abandoned chiller to then rig in the new, larger chiller through a roof hatch into the penthouse.
